Red Ledges, from someone who builds here

Red Ledges is a private club community on the east bench above Heber City, with views across the Heber Valley to Mount Timpanogos and an easy drive to Park City.

Thaynes Canyon Development, my building company, has built eight homes in Red Ledges, with two more under construction now. So the advice here comes from pouring foundations on these lots, not just showing them.

Life at Red Ledges

The club is built around a Jack Nicklaus Signature golf course, with Cliff Drysdale tennis, pickleball, a fitness and wellness center, dining, a clubhouse pool and an equestrian center with boarding, lessons, trail rides and winter sleigh rides.

More than 50 miles of trails run through the community for hiking, biking, snowshoeing and cross-country skiing, and members get ski shuttles to Deer Valley.

Membership is part of owning here: the recreational facilities are privately owned and run as a club, with mandatory membership fees. Buyers should get the current dues and club rules in writing before they make an offer.

Homes, homesites and lock-and-leave

Red Ledges offers custom homesites with mountain, golf course or valley views, semi-custom homes, and lock-and-leave residences for owners who want little to no upkeep. Each one is a different decision on budget, timing and how much of the design you want to control.

Buying a homesite in Red Ledges

Every home in Red Ledges goes through the community's architectural review before construction starts. Plan for design time, review rounds and approvals before you break ground, and ask how far along any lot's plans already are, because approved plans can save months.

Two lots that look alike on a map can cost very different amounts to build on. Slope, rock, the length of the driveway and where the utilities sit all change the foundation and site-work budget. Walk the lot with a builder before you make an offer.

View corridors matter here. Which way the lot faces and what could be built in front of it decide whether you keep the Timpanogos view you are paying for.

Selling a home in Red Ledges

Buyers here compare your home against new construction going up down the street. It helps to know what a new build of the same size costs today, and to show buyers clearly what they would be getting without waiting a year or more to build.

Club membership, dues and the rules that come with them are part of every buyer's math. Have the details ready before the first showing.
